The rules that trip people up

  • Revenue stamp (₹1): required only when rent is paid in cash and a single receipt exceeds ₹5,000, under the Indian Stamp Act(opens in new tab). The landlord must sign across the stamp. Paid by cheque/UPI/bank transfer? No stamp needed.
  • Landlord PAN: mandatory when annual rent exceeds ₹1,00,000 (i.e. ~₹8,334/month). No PAN? The landlord must provide a signed declaration (Form 60).
  • Minimum rent for receipts: employers typically ask for receipts when monthly rent > ₹3,000.
  • Frequency: most employers accept monthly or quarterly receipts; keep them consistent across the financial year.
  • Paying rent to family: allowed, but the arrangement must be genuine, the family member must declare the rent as income, and you should keep proof of actual transfer.

Rent receipts are one piece of your reimbursement file. Common mistakes to avoid

  • Forgetting the revenue stamp on large cash receipts.
  • Omitting the landlord's PAN when rent crosses ₹1,00,000/year.
  • Inconsistent rent amounts across months without reason.
  • Generating receipts for rent you don't actually pay — HRA fraud is detected via PAN cross-checks and can trigger tax notices.
  • Missing the landlord's signature, which makes the receipt invalid.
